Moving into student accommodation is an experience that is both exciting and challenging.
To avoid any unpleasant surprises, let’s take a look at a few points relating to student tenancy agreements in Wallonia:
- A student tenancy agreement is intended for… a student!
Proof of enrolment or a sworn statement confirming future enrolment, followed by an official certificate within six months, must be provided to the landlord.
- It is generally concluded for one year and is renewable.
- No compensation will be payable, particularly if enrolment has been refused or in the event of withdrawal from studies, supported by a certificate from the educational institution.
- The student tenancy agreement may also be terminated before the agreed end date subject to two months’ notice, given before 15 March, and the payment of compensation equivalent to three months’ rent, unless otherwise agreed (e.g. finding a replacement tenant).
- Are service charges included (internet connection, electricity, water, heating, etc.), or not? Read the contract carefully.
Utility charges can quickly add up! Property tax can never be charged to the student.
- The landlord cannot, without valid justification, object to you registering your address at the student accommodation. You can therefore choose to remain registered at your parents’ address or register your address at your student accommodation (the tax implications will, however, differ).
- The rental deposit is equivalent to two months’ rent.
